Summary
Designed like a home buyers' club or Mutual
Benefits Association, PHA gives members the opportunity to band
together to help one another purchase decent homes at fair prices. Our
organization is interested in the ongoing design of plans to help people
find "permanent" housing which they can afford based on their
budget. This might be rental property or property that can help them transition
into permanent housing, by allowing them to save a portion of their rent in a
home purchase fund. It is primarily the purchase of a home that we are
interested in giving the opportunity for.
We are promoting "Home Raising" techniques for individuals to finance, specialized building products to lower the cost, and community-conscious builders and contractors who are interested in developing the long-term viability and economic vitality of Santa Barbara, Los Angeles, Ventura and San Luis Obispo County. We formed Prospective Homeowners Association to develop and manage these plans and data, and for the other reasons stated herein.
PHA has been networking with a number of organizations and individuals to foster these ideas (including non-profits, business-related organizations and companies, as well as government administrators and elected officials) in Santa Barbara County. We thank them for their feedback and ideas. We are interested most specially interested in working with any organization that is not a homeowners association. The reason we don't work with any local homeowners associations is because for the most part their interests are the antithesis of ours, as they are for the most part locally trying to keep others from owning by building more homes than are in the current housing stock.
PHA also works in conjunction with a couple other specific organizations to accomplish its goals, specifically Homes for the Rest of Us and Competitively Priced Residences, both of which are start-up housing development companies based in Southern California. (A developer works with and in-between housing manufacturers and general contractors, architects, civil engineers, as well as the cities and county departments of planning and development to plan, organize & oversee developments. Developers may work on large scale, or smaller planned developments).
Working on behalf of prospective homeowners, to facilitate the interest of government and private industry to build homes that are sound and of good quality and initial low price, and make obtainable available to members. We represent home buyers, fostering activity leading to creation of homes that the middle class can afford.

What this is and is Not
While this is strictly a plan to build homes the middle and
lower classes can afford to buy, we are merging ideas and concepts found in the
"public domain". To our knowledge, the sum total of the ideas and the
way we are using them is above-board and legal. To the degree that any aspect of
this is perhaps not appropriate, we ask that you let us know!
Note: Where our ideas and plans and offers may conflict with local, state or federal laws, these portions are automatically null & void. (This is still in concept stage, and so while developing it, we may mistakenly attribute features to some aspects that are incorrect - if you are aware of any, please notify us).
