We are looking for specialists in the areas defined below, for the purpose of inquiring as to their capabilities, experience and usual price for the kind of work we are looking to complete.

We need this information, as we are putting a construction project budget together. If your company would like to work on this project, now is the time to get involved in the planning. We're identifying companies now that can oversee either the whole project, or its different aspects.
All we need at this time is a definition of rates, expected hours for our project and services, as well as some idea of the projects worked on. If you'd like to plan a meeting to discuss this opportunity, please contact us.
As our project proceeds, we will be able to formulate requests for bids during the ongoing process of developing. Although at this point we are looking at any contractor we work with must also be a member of Prospective Homeowners Association. Dues paid will be used to re-hire the contractor members, according to our anticipated time lines and development plans. Here are some of the smaller tasks that will need to be performed. We will be identifying more as time progresses, including the setting of the foundations.
Please refer to the tasks we've outlined on our general contractor, subcontractor and development plans pages. We will also be building and selling homes using "sweat equity" and are looking for these skills in our buyers. We are initially focused on providing homes for employees of contractors, because their employees have the skills required to finalize these projects.

Small village design, even on a small lot, with just a few homes. Primarily utilizing sales of homes to multiple income levels of buyers and financing the lower tier of production, from the profits of sales to the upper tier. All developments will include different levels of homes for different sales prices, including cottages, town homes, and mansions. |

Our desire is to get "something" on the ground within the coming 12 months, if possible. Therefore, it can become a "model project" for our organizations and ideas. It will give people hope and set an example for what can be done. We have sketches of the proposed developments to show.
Therefore, we want to do a project that we can predict will receive the least amount of friction from the community, and the planning/development and permitting department of the county. (The city of Santa Barbara will take too long).
We can only assume the "size" this means it will have to be, but it will have to proceed along our planned formula. Ideally it will also set an example of our specified goals, to include solar and wind, and green roofs on a part of the project, as well as native species for all flora.
Finally, while it may be small enough to cause it to "breeze" through the development process, it must be profitable enough to create a condition for profits to start the next project, get a name for ourselves in the finance and general community as well as afford us to develop the corporations we need to and keep the consultants working as needed.
