Creating Housing that the Working Middle Class can Truly Afford
Affordable Homes for Southern California Families
Affordable Housing for Los Angeles, Ventura, Santa Barbara County and elsewhere

Remodeling Existing Old housing stock in Central Los Angeles or developing
New Single-family homes on high density-zoned properties, including:

Mixed Income, Village-style, Mixed Use, Green Housing & Renewable Energy,
Native Species Habitat, Affordable Co-operatives, Community Land Trusts, Sweat equity,
Lease-to-own, Pre-fabricated Manufactured Housing, Easy & Low Cost to buy into

"It's not just about an organization, it is about a process."

Our mixed income housing co-op developments are for three income classes of
resident-shareholders, in the following production ratio:

Middle
income (65% of production) sold at cost plus
Lower income (25% of production) sold as privately subsidized
(Includes 12.5% for Low Income, and 12.5% for Moderate Income Households)
Upper
income (10% of production) sold at somewhat under market rate *
(Profit from upper income sales will provide the subsidy for other development.
* Upper Income production will not always occur on the same property
Upper Income development may not be manufactured housing)

These groupings by income will be further segmented into either a Market or Limited Equity Co-op

(Some space is reserved for a special population segment)

Why Mixed Income?

Not all of our developments are planned to be mixed income,

(nor will they all be mixed-use: commercial & residential)

Note about example floor plans & model homes listed on this website: We do not endorse nor recommend any particular model, dealer, manufacturer or wholesaler for any purpose. Inpoint of fact, most models we see at this point don't fit the bill for what we're working to accomplish overall, and will necessarily have to be changed to suit our purposes. This plan is developed so that committees, when in place, may make those decisions. No homes  on this website are offered for sale. Our purpose for being is to organize, design, build and purchase as a group. Ideas herein are listed as examples only and not for any other reason.
