Deciding to consider a donation to Prospective Homeowners Association

What we are looking for in the matter of donations at this time:

  1. Office Equipment & Furniture
    1. New Windows-based computer system, with 256mgb RAM, 36Ggb hard disk, a scanner, color printer & extra ink.
    2. Software programs: MS Office, and others, especially PowerPoint, Fund-raising donor tracking and accounting.
  2. Office Space (less than 400 SF)
  3. Cash for start-up and operating expenses (rent, utilities, salary, legal, etc.)
  4. Real Property (Real estate: lots & acreage, zoned commercial or residential, or agricultural, or homes or businesses anywhere in Santa Barbara or Ventura County)
    1. If you would prefer to sell your land to this effort (click here to see one criteria we're looking for).

If you donate real property (land/lots), if you'd like we can provide you a benefit in return:

  1. Tax write-off (pending the IRS' approval of our non-profit 501(c)(3) application)
  2. In return for your donation, we will purchase a life insurance policy equal to the value of your land donation, which will be made out to the benefit of your heirs. (If you qualify for the insurance. Your heirs would then pay no estate income taxes on the proceeds of the policy). 
  3. You will have an income tax reduction, because if you had otherwise sold the property, you would have to pay taxes on the income.

  7. Realtors earn their commissions on donations. We will expect land donors to pay realtors the same commission the realtor would have earned, if the land was sold instead of donated. Of course a land owner does not need to list with a realtor just so we can buy their property, but if a land owner has already listed and instead decides to donate, because of the extra value the owner can receive from partnering with our organizations to develop their land, we will split the commission with the land owner to pay the realtor for the sale of the property after it has been developed. (Our buyers will reimburse us for our "split" with the land owners).
