To help you by working with your land, we will do the following

  • Identify site location, zoning, topography & boundaries;

  • Get planning requirements for the proposed project;

  • Determine availability of utilities;

  • Get hook up requirements & costs from utility suppliers;

  • Get permit requirements, costs and procedures from governmental agencies;

  • Obtain surveys, soil & geological examinations, to determine suitability and costs;

  • Compute preliminary costing of the project and obtain bids from contractors;

  • Prepare site and preliminary structure plans in accordance with planning and permit requirements;

  • Confer with planning, building and utilities officials;

  • Work with engineers to prepare and submit parcel or subdivision maps;

  • Submit permit application or planning submissions;

  • Review permit comments and exceptions;

  • Confer with officials to clarify exception requirements and submit final plans;

  • Negotiate and obtain construction financing and pay the interest;

  • Pay fees and obtain permits;

  • Contract with qualified contractors and subcontractors;

  • Order materials and homes;

  • Commence site preparation, grading, foundation & utility hook ups;

  • Supervise and attend inspections and hearings;

  • Transport & install homes;

  • Connect utilities;

  • Fencing & Landscaping;

  • Obtain lien releases from all contractors;

  • Inspections and Certificates of Occupancy;

  • Sell the homes and supervise the escrows.

Payment of your sales price would be made on a pro rata basis immediately upon sale of the developed units which we estimate could occur within six months. The percentage of profits will take place after all the units have been sold. You will have the option of taking your payments in cash or by taking possession of one or more of the houses (depending upon values).
