The fact is that in 2004, the price of a 10,000 square foot lot in Santa Barbara, with or without a older home on it, ran around $875,000. By 2006, a 2-bedroom condo was selling for $975,000! In order to create a home that is priced at a level that's affordable to most people here, the only way that can happen is by subdividing that lot and building single-family homes close together or condos. Therefore, this is our primary plan for building at this time, until we have larger parcels.

We negotiate with the neighborhood as well, if needed, to ensure that existing neighbors are happy with what we're planning to do, and if not, we work to make adjustments, as such are required to ameliorate issues. As you know, in Santa Barbara County, existing neighborhood associations typically fight additional development, for what we consider specious reasons. However, for secondary homes, according to recently re-enforced State Law, they cannot be fought by the neighbors. And, if the PHA (Prospective Homeowners Association) gains enough members to continue to lobby for the "right kind" of changes to property density/zoning/location laws, we will see proper development in all areas of the county.
