Using specially developed financing and management techniques, CPR is able to build and offer quality homes in Southern California, including the coastal counties of Ventura, Los Angeles and Orange, which Working Class moderate to middle income buyers can finally afford to purchase and keep!
We will work with and under the non-profit Homes for the Rest of Us, (HRU) which is the owner of this for-profit development company (CPR). We will partner with any builder-developers who guarantee to create homes that are affordable for our buyers.
As the parent company of this company, HRU is itself a start-up organization, which is forming now as a non-profit. As such HRU is the master developer for this concept, designed to develop homes, working with grants, donors, landowners, contractors and City, County, State and Federal programs, for lower income persons.
REWARD TO BUILDERS
Many of the builders that are here are not about to build housing and sell it for
less, when they can get more money for it. What our organization has done is to
create a financial reward for builders in return for making homes accessible to
first-time buyers. These rewards include sharing the future equity of the
property, sometimes over the life of the home, if the builders work with us to
lower the cost of building. This helps lower the purchase price
for first time home buyers.
REWARD TO LANDOWNERS
We also
reward landowners for working with us, to make their properties available to our
builders. Landowners may share in the profits of the sale (difference between cost of
building and selling price) of the homes, once they are built
and sold, on top of the profit of the sale of the land itself!
PLAN CREATES HOUSING WHICH IS MORE-AFFORDABLE
Our organization designed a business plan, which
effectively creates housing for the Middle-Income Class and gains the County and
Cities a normal amount of Property Sales tax, so that the local government does
not lose from the proposition. The business plan includes the names of the groups
of people whom we prefer to serve as home buyers, the difference between our
organization and affordable housing developers, homebuyer processes, organizational structure, mission
statement, etc. We are happy to share the plan with investors. (Click

As Developers, we facilitate between buyer and builder
We will help home buyers by identifying builders or general contractors
who can build to their specifications. Our
task is to maintain a team of builders who will build homes that the
Middle Class can afford. We'll manage the overall development but individual
developers will manage the processes of permitting, and the general contractors
who work for them. We will communicate with architects and civil engineers. We will negotiate buying agreements with landowners and
arrangements with individual developers to build differing homes styles on each
property. We will partner with the developers and/or general contractors to accomplish the work. Our
portion of the profit-sharing from the developments will be re-invested into
building homes for lower-income persons than the Middle Class.
